Design & Permits

Do I need a permit to build an ADU?

Yes. Every ADU requires city approval and a building permit. We handle the entire permitting process for you, so you don’t have to deal with the city directly.

Permit approval timelines vary by city. In most cases, plan review and approval take approximately 4 to 6 weeks, depending on the city’s workload and review process.

Yes. We offer multiple floor plans designed to fit a variety of tastes and needs, and our in-house architect works with you to find the right fit for your property.

We have an in-house architect as part of our fixed-price service—you don’t need to source or hire a separate architect.

No. Design is already part of your fixed price—you’ll work directly with our in-house architect to pick and personalize a floor plan that fits your lot and your life.

Pricing & Financing

How much does it cost to build an ADU?
A 500-square-foot ADU starts from $200,000, a 750-square-foot ADU starts from $265,000, and a 1,000-square-foot ADU starts from $340,000.

Our pricing includes architectural and structural plans, city submittal, and handling city comments and pulling the permit. It also covers full construction—labor, rough materials, finish materials, and all deliveries—plus utility connections and all inspections.

Timeline & Construction Process

How long does it take to build an ADU?
The entire process typically takes 7 to 9 months from signing the agreement to project completion.

We start the design phase within 7 days. Once permits are approved, we will pull the permit, and construction begins within 10 days of permit approval. Throughout the whole process you receive weekly Friday updates until move-in.

Communication During Construction

How do I track my project when I sign up?

Every client is assigned a dedicated project manager who provides a detailed progress update every Friday throughout construction, either by phone or in person—whichever you prefer.
If you have any questions or concerns at any point during the project, you can contact your project manager directly, and we will address them accordingly.

From signing to move-in, you’ll have one dedicated project manager—no handoffs, no rotating contacts.

No. Our project manager handles day-to-day coordination. You’ll stay fully informed through your weekly Friday updates, whether or not you’re on-site.

Living Through Construction

Will construction disrupt my daily life or my main house?

The short answer is no. On the first day of construction, we install temporary fencing with privacy screening to separate the construction area from the rest of your property, along with a portable restroom for the crew. Protecting your privacy throughout the project is one of our top priorities.

What happens if something needs fixing after I move in?

Vando provides a comprehensive 1-year warranty after move-in to ensure you’re completely satisfied with your new home and that everything functions properly. If any warranty issue arises, our team will return to your home within 48 hours of your service request to resolve it at no cost to you.
